Introducing the Eighth P of Real Estate

Every Realtor knows about the Three Ps of Real Estate: Put up a sign, Put it on the MLS, and Pray.
In an article for Real Estate blog Inman, Robert McTague expands the popular mantra to include 7 Ps: Price, Product, Promotion, Place or Positioning, People, Process, and Physical Evidence. It’s an excellent article. I highly recommend you check it out.
Respectfully, I’d like to add one more P to McTague’s list: Preparation.
Look at it this way, would you show up to a job interview in your sweats, fresh off a workout? Sure, you might reason, they should be able to see past my greasy hair and sweaty pits to the excellent, dedicated worker I am underneath.
Yeah, you’re not getting the gig.
You know as well as I do appearance matters, and you only have one crack at making a first impression. The same is true for your house.
One of my passions is getting clients’ homes ready to show. In addition to being a Realtor, I hold a staging certificate. Basically, that just means I’m qualified to (and obsessed with) prep your home to make a helluva first impression.
But listen, it’s not just about adding a few throw pillows to make it purty, there’s science behind this obsession: Well staged and prepared homes actually sell for at least 10 percent more than rushed-to-market listings. Boom. Scienced.
I often tell my clients that buyers want to walk into their home and feel like they are in a hotel, everything should be neat, clean, and maintenance fee. Therefore we need to take care of the Honey-Do list, declutter, and stage
